.01 Research & Planning
The project begins with obtaining documents & plans from your city’s building department.
The existing plans & measurements are essential for determining what design choices can be made that will reach your goals & budget.
.02 Preliminary Design
The preliminary design (PD) phase is where the most important foundational work is done. We utilize all the planning and research to begin drafting a uniquely custom space that meets your desires & needs.
PD is the foundation of your space where we establish the layout, structure and space to fit your needs.
Visual images (3D, 2D, etc.) are kept minimal as we are establishing & developing the main design.
It is crucially important to communicate with us and give us your honest feedback & concerns on any designs we showcase & discuss with you.
We start with simple renders of the preliminary design to get the overall shape and feel of the space to make sure we are on the right track.
.03 Design Development
The design development (DD) phase is where the we get deep into the weeds of finalizing your dream. Through material design & finishes, we push the preliminary design into something more true to life.
DD is the development stage in which we get it closer to reality.
We push our 3D and design details into real-world materials & hardware to feel out the space.
Again, we use your feedback based on the materials you’d like, and make adjustments to make sure everything is cohesive and vibes well.
Further development with materials & utilizing 3D/technology to immersive you into the space for a better look and feeling of the space & design.
.04 Plans & Permits
The permit set (PS) phase is essential and the part that takes the most time. We create the permit set, calculations, & engineering plans for submitting to your local building department.
The requirements for a Permit Set is highly detailed and specific to each project.
This step involves working with your local building department to get approval to continue without issue onto the construction phase.
It is important to understand that this phase can vary in time. Depending on your building department, there may be long delays and wait times based on how busy they may be.
All of the necessary permits, plans, engineering, docs, etc. that will be required from your Building Department to proceed to construction.
.05 Construction
We believe that the architect’s job isn’t done until your design has come to life. We continue to assist and facilitate throughout the construction process to ensure it is built to your expectations.
It is important to understand that sometimes things change or become unavailable during the construction process, and so adjustments need to be made. That’s why we assist through to ensure we can make changes that stay within your design dreams.
We aren’t done yet, we still help with ensuring whichever contractor you choose executes your design precisely.
